Welcome one and all

We aim to cater for the needs of all visitors in our home based two guest bedroom bed and breakfast.
The following is a summary of our provision.  If you have any specific questions. please feel free to call us and we will endeavour to help.

Pre-Arrival

Blackbrook House is in a small hamlet 2.8miles from the centre of Dorking.
There is no bus service to Blackbrook but there are a number of local taxi services and we are happy to supply telephone numbers.
Dorking train station is a 5 minute drive and is approx 2.5 miles.
Menus can be provided in large print by prior arrangement.
Our website provides pictures of guest bedrooms, guest sitting room and also of the house and garden.

Arrival & Car Parking Facilities

Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
On arrival we ask all our guests to call at our front entrance.
From the white 5 bar gate at the top of the drive, there is a gravel drive leading to the front entrance porch and cars may drive right in.
There are no marked parking bays but there is ample room for all cars.
We keep the gate closed in order to prevent the deer from coming into the garden.
The surface of the drive is level, flat gravel and drop offs can be made immediately outside the front door.
There is 24 hour sensor lighting in the entrance porch.
We are able to assist guests with their luggage if this is required.

Main Entrance & Reception

The covered porch has a hard tiled surface and there is a 4cm high and 26cms deep step up to the front door (99cms wide).
The front door has a 2cm threshold.
The front door is always locked and there is a bell press to the left of the door and also a large brass knocker.
Entrance is into our oak floored Reception Hall (6m x 6.5m).
On arrival guests are required to complete our registration form whilst having a cup of tea and cake in our private kitchen.
There is a 16cm step down onto the tiled kitchen floor.

Public Areas – General (Internal)

Our Dining Room is accessed from the Reception Hall.
The  2 guest bedrooms are on the first floor and are accessed from the main staircase in the Reception Hall.
The covering on the stairs and upstairs corridor is short-pile fitted carpet.
The staircase is 97cms wide and there are 6 stairs to the first turn of the staircase.
The 2nd flight has 10 stairs.  Each step is 18cms high and 25cms deep. There is an oak hand rail 9cms wide.
The first floor landing leads to the 2 guest bedrooms and is approx 98cms wide.

Public Areas – WC

Both guest bedrooms are ensuite and there is no public WC available.

Dining Room

Breakfast is served in our Dining Room on the ground floor and is accessed from our Reception Hall.
The entry is level and the double doors are 162cms  wide.
The Dining Room has short pile fitted carpet.
The dining room table is 198cms x 125cms and has a 70cm underspace.
Menus can be provided in larger print by prior arrangement.
We do not play background music in any area of the B&B.

Laundry

Laundry facilities are not available on the premises.
There is a launderette in Dorking – 2.5miles.

Shop

A wide range of shops is available in Dorking which is 2.5 miles away.
There is a village shop and newsagent 1 mile away in Chart Downs.

Leisure Facilities

The Dorking Sport & Leisure Centre, which offers a swimming pool and gym, is 2.3 miles away.
Dorking Halls is next door to the Leisure Centre and is a cinema and theatre with a small café.

Outdoor Facilities

Guests are welcome to use our our door tennis court which is accessed through the garden.
The garden is on several levels and there are steps in several areas.

Bedrooms

There is central heating throughout the house.  The temperature of each guest bedroom is controlled by individual thermostatic controls on each radiator.  The beds are made with duvets and each bedroom has a hospitality tray with a selection of teas, coffee, hot chocolate, bottle of water and biscuits.  In each room there is a hair dryer, a clock radio and a television with remote control.  Each room has storage space which consists of a wardrobe, chest of drawers, bedside cabinets and dressing table.  Each bedroom has short pile fitted carpet.

Charles Dickens Room

Entry is through a 77cm wide door.  There is French style double bed (192cms long, 140cms wide and 52cms high). Entry to the ensuite shower room is through a 66cm wide door.  The step into the shower is 15.5 cms.  The wc is 43cms high and the handbasin is 80cms high. There is a heated towel rail. The shower room is fully tiled.

Jane Austin Suite

Entry is through a 74cm wide door.  There is a kingsize brass bed – width 158cms, length 203cms, height 58cms.  A door 73cms wide leads into the ensuite bathroom/shower room.  The bath is 156cms long, 64cms wide and bath side height is 54cms, tile surround is 15.5 cms wide.  The shower has a 17cm step up, the wc is 43cm high and the basin is 84cm high.  There is a heated radiator/towel rail.  A non slip bath mat is available by the side of the bath.  The bathroom is fully tiled.

Guest Sitting Room

There is a guest sitting room adjoining the Jane Austin Suite and opposite the Charles Dickens Room.
It has 2 arm chairs, coffee table, t.v. in a cabinet, a writing desk and tea/coffee making facilities.  It has short pile fitted carpet.

Grounds and Gardens

Guests are welcome to use our tennis court which is accessed through the garden.  The back of the house is private but as we are surrounded by National Trust woodland there are plenty of lovely walks immediately outside our front gate.

Additional Information

Children over 12 are very welcome at Blackbrook.
Unfortunately we are unable to accommodate visiting dogs as we have our own well behaved dogs and cats.
We are totally non smoking.
There is good mobile phone reception and we offer complimentary WiFi access.
We are able to use the front and back doors in the event of a fire.
The fire alarm rings continuously if evacuation is needed and our alarm is connected automatically to the emergency services.
Please let us know if you need assistance in this kind of emergency (eg hearing impairment).
